Independent inspection

Third-Party Inspections

Third-party inspections are done for the protection of the client, to make sure that mold testing, both pre- and post-remediation, is accurate.

A third-party inspector is independent of the company doing the remediation. Because the inspector has no stake in the work being tested, the findings give the building owner an objective record of what was found before work began and whether the space is actually clean afterward.

Why it matters

How independent testing protects the client

Objective findings

The party that tests is not the party that remediates, so results are not influenced by who performs the work.

Accurate baseline

Pre-remediation testing documents where mold is present and what conditions caused it, so the remediation plan addresses the cause and not just the symptoms.

Verified clearance

Post-remediation testing confirms the treated areas meet the clearance criteria before the space is reoccupied or the project is closed out.

Clear documentation

Written findings and laboratory results give owners, lenders, insurers and government agencies a record they can rely on.

What it covers

Pre- and post-remediation testing

Before remediation

  • Visual inspection and moisture assessment
  • Air and surface sampling by an accredited laboratory
  • Written findings that support the remediation plan

After remediation

  • Re-inspection of every treated area
  • Post-remediation air or surface sampling, compared with outdoor control samples
  • Written verification and documentation of results

A visual inspection is a limited, non-invasive assessment and does not include laboratory analysis unless sampling is specifically arranged.
